Multiple reviews report dirty beds, stained mattresses, dirty floors and bathrooms, mold spots on ceilings and general poor housekeeping — clear negative trend on cleanliness.

Service is mixed but largely positive: several guests noted friendly staff and good service, though there are isolated but notable negative incidents (unhelpful receptionist, long check-in waits, inconsistent policies at check-in). Overall more positive than negative.

Location is repeatedly praised across reviews (convenient location, quoted as a primary pro), making this a strong positive for the property.

Room quality is mixed: many guests reported comfortable beds and furniture and good internet, but there are recurring maintenance/noise issues (rattling ventilation, loud AC, old/stained mattresses, flooded walk-in shower). Overall more rooms seem functionally comfortable despite maintenance problems.

Amenities have positives (pool, free parking) but operational problems are frequent: slow/broken elevators, ice machines out of service on floors, and occasional buffet or snack policy issues — still usable amenities with some reliability concerns.

Value is perceived as reasonable by many (free parking, decent beds), though unexpected charges at check-in, breakfast quality variability, and cleanliness/maintenance issues temper perceived value.

Food and beverage received mixed feedback: breakfast was described as inconsistent (some days poor, some decent), cookies were liked, and buffet had issues (e.g., lacking meat) — not a strong point but not uniformly bad.

Overall experience is mixed: strong location, generally helpful staff and comfortable beds offset by cleanliness, maintenance and operational issues (elevators, ice machines, noisy ventilation). Many guests found the stay acceptable to good despite notable negatives.
